    DHW issue

So my wife was filling up her tub for a bath tonight and as she was almost done filling it the hot water started to have a brown tint. I figured it's just the sediment from bottom of the tank from running all the hot water out.

So after it reaches temperature I start flushing out all the hot water from all the fixtures in the house to get rid of the brownish water. Noticed the master bath water has a white color from all the fixtures and the kids bathroom directly on the other side has clear water just like in the kitchen. Eventually the water becomes clear after a minute or so. I assume it's small air bubbles.

I have a 40 gal indirect and its probably from 2004, just moved into this house last year so highly doubt it was ever flushed.

    City or well water?
Have you tried blowing down the tank through the drain @ the bottom of the tank?
Does it settle out to a clear glass after it sits for a while? Any sediment after or if it settles?
    Any strange odors?
Sorry for all the questions. Just trying to get a feel for what's going on.

City water. Less than a minute and the cloudiness goes away, nothing settles at the bottom of the glass. No unusual odors either. Will drain the tank tomorrow and flush out the bottom. Just strange that the master bath is the only room affected.

I would run some hot water and make it turn on... On that note, electric or gas? Listen to see if you hear anything. Could be a bunch of sediment in the bottom creating hot spots and making the water simmer. I'm not sure if fouled up electrical elements would do the same.
Edit: is the master bath the closest to the tank?

It's an indirect tank, separate zone off the boiler. Yes , the master is the closest.

If it’s just the master are you sure it isint just a cartridge problem at the fixture?

Sink, tub and shower are doing it. I'll check them in the morning.

It's definitely an entrained air thing. Just need to figure out why.
