Looks like a 60,000 BTU input 90+ efficiency furnace would do the job for you.
Go with a two stage or modulating and your comfort level will increase exponentially.

Ductboard perhaps. Fuzzy side in.
Check the lugs on the main breaker. I had one that was finger tight once and caused all manner of mischief.
And 155A is pushing the 80% rule for the main breaker, so it will heat up some.
Is...
Not sure if this applies, but Goodman GMN inducers had the PS tap directly in line with the impeller and it would get caked up with crud. Just a thought.... I cleaned a lot of em with a small drill...
Try running a dedicated ground wire to the burner assembly. Sometimes the chassis of the FAU gets corroded and has a weak signal. Also check the ohms to ground at the flame sensor. If it is "leaking"...
If you like to use ductboard, a cutter is a good addition! Had one and used the h out of it.
The one PHM linked to is cheap. If you only do 1" board. The feed rollers on this one are the smaller...
Liner is put (blown) in as an epoxy saturated fabric tube, inflated and heated to cure the epoxy. Pretty slick operation.
Some plumbing companies offer pipe liners installed with no excavation. Not sure if this would work in your situation, but may be worth exploring.
Aprilair 5000 filter is a MERV15. Have two in my own home. We had extraordinary forest fires last summer and they kept the air clean running the fan on low continuously. I change media annually.

Depending on the indirect's type of HX, it could easily be that the domestic side sediment has caked the HX so that it is not transferring heat to the domestic water.
Good article. Recommend this for newbies!
What is the temp set at? Combo of high temp setting and high supply pressure could be a large part of the problem..
Solarwinds management reminds me of the "pointy haired boss" in the Dilbert cartoons.
This was my reading: ...
Think you have it bad with cameras? Try working for a casino.... Cameras everywhere!
Gas W/H are made with a two pipe vent set up that qualifies as sealed combustion... No back venting. What I chose for my home.
I do not think that the regulations allow the mfg to sell a non safety pilot valve anymore.
Perhaps segueing to an intermittent ignition system? One that will require 24VAC but will do spark to...
Sadly, it sounds as though the installer only made the system single zone.
Ideally, you could have a qualified hydronics tech come in and rework the system to have three zones. Could be easy if...
You likely have an infiltration issue. Get a air quality guy or your utility to do a blower door test on the home's envelope. Be willing to bet on this being the problem. Once you get infiltration...
Replace the carpet? Preferably with a hard surface.
You can buy standalone room air filters at Wal Mart or similar stores that might also help with the dust.
Might want someone to check your...
Probably just need an annual service. Sounds like a failure to sense flame every time...
Phosphoric acid is nasty stuff.. used in colas to give it a "bite" and makes cola good for deliming too....
Another option is to run metal spiral duct down the center if you have vaulted ceilings. Looks fine. I've done this in new homes that were cool with the industro-retro look.
For air distribution,...
My muni water has Arsenic and Uranium in supposedly safe amounts. This woman would be apoplectic here!
I'd strongly suggest a "Pipe treatment" of a sort that would ostensibly coat the inside of...
Could be that it is burning in the pre mix area of the pilot instead of at the tip. Should call the landlord and request that a tech take a peek at it.
Probably easiest to buy the complete baseboard, use the parts you need and scrap what you do not need.
Easy to fix (for a skilled tech) with a modern combination gas valve that has an integral pilot safety and a new pilot assembly.
Your tech will (should) check the HX to see if it is still intact....
No room in the trusses, nor any access to do anything, unless you remove the sheetrock which tends to be glued to the trusses and is a royal PITA to remove.
Might consider a higher efficiency...
REMS makes nice tools.
Does not hurt boiler to run continuously. Probably a lot better than constant cycling on and off....
My question is why did the installer use a thermostatic valve when you intimate you have a...
A Hypocaust!
I almost always used SDR26 PVC in 4" as it was drip proof, flowed much better than any flex OR metal. And it has the same inside diameter as 4" round duct. Bath fans tend to be very wheezy so less...
Look at PVI. Seems like good equipment. Would have bought three of them except the owner's son said Rinnai was the one to use... NOT.
I have installed HE furnaces in attics before (in MT no less) BUT the FAU was an upright with the FG on the bottom so that the traps, secondary etc were all essentially inside the structure....
AIR FRESHENER! ;-)
I too have been of the "touchy feely" type and find that without gauges and tools, just observation and feel gets you pretty well into a diagnosis. I use the feely method on a lot of small...
Nest probably does not respond as fast as the furnace's motherboard is looking for. Remove nest from sub base and try the on off regime with a jumper and see if the system does what the instructions...
gov't babble and confusion..... but penalties for non compliance.
I miss my Constitutional Republic.
Socialism cum communism really sux.
Am plowing thru the medicare crap myself. My thought are that the part C folks tend to offer vision, dental and drugs as a part of their plan for the same $$ as you'd pay the gov't for part A and B....
Radiant tube heaters hanging from the center supports. Esp if sides are open.
Plate HX could be an issue if that is what has changed over 25 years of operation.
You can make an iceberg underground! I also feel that seasonal "recharge" could be a factor along with the HX and...
Old tanks running low have a pot load of mercaptan dumped into the supply lines. I'll swear that it seeps through the pores of the piping sometimes..
They hire sadists... Esp in PRC. Every item in a package is wrapped in plastic and tied multiple times.
Plus it has about 30 twists!
Prefer the plastic clips on food items.
Probably be less money and hassle to just replace with a new H/P. Plus you get a warranty which you will not get with a "conversion"
Prior oil boiler probably was a major contributor to the black plague.....
Braze the NG spuds shut and redrill for LPG. Use a drill press for accurate alignment tho....
I'm pretty sure this is what is coming for all of America under the o'Biden administration.
Time to short gas utilities? Including LPG?
I used a 100# LP tank for storing reclaimed R22 many years back. If you were to use LP tank, I'd be somewhat concerned at the cleanliness of it. Do not want to inject contaminated refrigerant into...
.....and some future plumber will curse your very existence! ;-)
Looks like slime mold to me..
