    Trane GEVB Water Source Heat Pump Won't Cool

    I live in a high rise condo and my unit has a Trane GEVB04811R commercial water source heat pump. Starting a couple days ago I'd set the thermostat to cooling to 73F but the actual temperature never goes below 77F, with the Trane running on the whole time. I tried putting in a new filter and then flipping the breaker with no improvement. I then removed the top and bottom front panels and nothing looked out of the ordinary.

    What else should I look into or try? Thanks for your input in advance.

    you most likely have a water flow restriction (a plugged up strainer). this will require the unit to be shut down, water section isolated and the strainer removed and cleaned.

    i would strongly recommend having a professional perform this service. the water side may have glycol (an antifreeze) in the water loop. this chemical is expensive to replace if you lose too much and can really make a mess.

    it should only take about 1 day or less to perform this service if you have isolation valves. if not, it could take days depending on how much of the system needs to be drained.
