This is unacceptable.
It is kind of weird. But it kind of seems that these commercial "accounts" that our office girls go find for us are "special" in deed. Most of them have some of the junkiest units and these accounts only like to fix the minimum to get it running again.
Got another one today from one of our latest accounts. This one company manages a bunch of "plaza's" all over town. All in Ghettosville it seems. Remember them large Carrier RTU's with the pool fence aorund them?
Same people. Only fixing ONE comp of two in each unit wanted them to cool.
Here's the latest rooftop managed by them. Lets see all the special equipment they have here...
First, what I fixed.
Whirlpool (Tempstar) POS RTU's. This one had a water leak again. Another tech cleared it once recently. I had to clear it out again. Lots of gunk hidden in the drain pan.
Using the ol' Drain Blaster 2000 ver 2.0!
(ver 2.0 is more sleek with NO PRESSURE GAUGE!)
New clean out tee capped up ready to clear next time.
Now let's check out what's up here...
What's that orange cord goint to that exhaust fan?
That's nice. An extension cord ran out the back door of this restaraunt. Up and over the parapit wall. And into this exhaust fan. That's really choice shit right here!
Looks like some old low temp skids just laying up here. No need to remove them from the rooftop in jobs like these.
Something looks a little odd over there with that low temp condenser...
WTF??? I wonder if this is connected to the A/C supply, some sort of exhaust vent, or the non functional evap cooler up here?

Oh. Almost forgot. The tenant with the unit leaking water is opening their little business soon. I was told the resteraunt next door on the end used to also have these two suites. Well they downsized and the property management remodeled a bit. Split off 1 1/2 suites for the new tenant. Funny thing the tenant noticed, sorry no pix. That their unit for the 1/2 of a suite ALSO COOLS the other half of that suite still used by the other tenant! But on this guys meter! He looked above his t-grid, and sure shit it's got ductwork going into the other tenant's building!
Well. Since there is only 1 unit per suite, the only fix I know is to remove the one large unit. And install two smaller units, and ductwork. one for each HALF of a suite!
Wonder if this wonderful property management/owner will do it. I guess I shouldn't blame the property management. Their hands seem to have been tied from the owners of the buildings they manage.

I had a tech tell me he was going to tap an a/c supply to get more cool air to a low temp condensing unit in an attic...just thought of that when I saw that duct to the condensing unit picture.

That's a supercharger .
Most of that stuff up there looked disfunctional anyway. Half of the suites were vacant with FOR LEASE signs in the window.

Payson, you are not alone...trust me!!!! We could conduct a survey, and it would be a toss up as to who are the worst type of customers to perform work for. At the top of my list are party store owners, restaurant owners, and property management companies or people. Granted there are a few exceptions for each category, but the majority are tight, and lack the common sense necessary to do what it takes to save themselves money in the long run! As Forrest Gump said, "Stupid is as stupid does."
Nah Payson, you gotta get those "No Cooling" calls where you find both coils have been removed. THATs the way you get to replace POS units. "Sorry we can't get those coils anymore. Some urban miners have removed them to sell the copper".
You run into that? We seem to be going through a lot of it this summer. People removing coils to sell the copper. Nice huh. That's jus the kind of illegal immigrants you get here in Phoenix. Trying to make a buck.

We recently got one commercial property mngmnt company this summer. Seems a lot of their properties are JUNK!
That 99cent store was one of them back a few months where only one comp in each large Carrier RTU worked. And that's how we had to leave them. As long as it "runs" that's good enough for them. It has one comp running. Why do BOTH have to be fixed??? LOL!
