Installing new hvac system
Hello, I live in a 25 year old house that has the original dual heating and air conditioning systems. (I've lived here for 10 years) The house is 2 story, and one heating system (natural gas) is located in the walk in crawl space and the other system (natural gas) is located in my attic - accessed by a pull down set of stairs in my hall. There are two ac compressors on the exterior of the house, next to the crawl space access door.
I'm going to be selling my house, and although all systems still function, a home inspector has noted several issues with both furnaces and with the ductwork that may raise red flags with a prospective buyer.
I don't know anything about HVAC systems, and would appreciate some advice about which brands to consider. I'm also wondering about how the old system in the attic can be removed - it looks pretty big - without damaging my walls and floor as it exits out of the house.
Finances are pretty tight - I'm a single (divorced) mom - and selling the house due to current economic downturn - But a new system seems necessary to sell the house. Any advice would be very much appreciated.

some areas around here are requiring a heating certification before a house can be sold.
getting the old unit out is not a problem, it can be taken apart or cut up.
new units are usually smaller so getting the new one up there is easier.
