Hello.
I have a new condo unit located on the top floor of my building, but the noise from the AHU on the roof can be clearly heard through my bathroom's toilet exhaust fan. Basically, it sounds like the exhaust fan is always on even though it's off.
Are there any ways I can reduce this noise from my own unit with the least amount of meddling with the entire system (since I don't have access to the HVAC system)? Are there any foam products I can insert into the duct that still allows air to flow through but reduce the noise, or a specific exhaust fan model that I can replace in my unit that addresses this issue?
Any suggestions are greatly appreciated.

Well if the bath fan were hard piped out with 6" round pipe you could put in a butterfly back draft preventer, and insulate the outside of the 6" pipe inside the attic. Also one could make a goose neck for the outlet on the roof that faces away from the AHU. Of course this would mean replacing the exhaust pipe, and while you are at it look into a inline exhaust fan, they are very quiet, and pull good volume at low speed.

I like the butterfly back draft damper idea. They are also available in 4". I just installed 26 of them in a common erv/bath exhaust system in a multi unit building. If your fan is 3", get 2 4-3 reducers to make the connection in the attic. Thats a pretty ez fix. They seal well and should cut the noise way down. Insulating the outside of the pipe will not help with noise on the inside.

Actually this is a 12 story 160 unit condo complex, new construction, and has no attic. My unit is on the top floor with a concrete slab/roof above and the AHU directly above that....and all the noise.
Can I install the Butterfly damper from within my bathroom through the duct itself (ie slide it in from the inside and fasten/snap it in)? I won't have the ability to access the roof.
