New system for rental unit in GA

I am planning to replace the existing unit in my rental unit that is on the outs. I have received the following options from several different installers:
    1. 2 ton Amana 13 seer #GSC13024: $- 5 yr parts, 10 yr labor, 20 yr heat exchanger
    2. 2.5 ton Amana 13 Seer: $- 10 yr parts, 10 yr labor, Lifetime yr heat exchanger
    3. 2 ton Bryant 13 seer: $- 5 yr parts, 10 yr labor, 20 yr heat exchanger
    4. 2 ton Rheem 13 seer $- 5 yr parts, 2 yr labor, 10 yr compressor

My unit is upstairs, 45 yrs old, approx. 900 sq. ft. I am certainly not looking for a high end model, just one that will keep my tenants cool and comfortable during the hot Atlanta summers. Any thoughts or recommendations would be appreciated. Thanks! Alli
