afternoon Bret & all ! Moonrunner our nephew had a home in N. Dakota in Minot that flooded not long ago. I know what your going thru. Just remember to ck all wiring in the house and the breaker box for sure will need to be replaced as well, if it's been under water. He thought it was going to be okay without replacing and when it came down to inspections it didn't and he had to tear all sheet rock out and start over with new wiring along with new furnace and some duck work and water heater. Being under water some things just don't work right and you might think they would. Glad your getting things in order.

'Morning Bret and everyone. Thanks for the tips AC. The only electrical that's been out of water were a few outlets in the living room which is sitting a bit lower than the rest of the house. They pass the 3pt check but I'll change them out anyway. Well, I'll have the contractor change them out as the hourly rate that the insurance company's paying for any cleanup/repair work is not worth my while for anything non-essential. In any case those outlets are not in use and they will need to cut into the drywall in that room anyway so I'm in no rush. The breaker panel was about 4' above the water level so it should be ok. I'll clear it with the adjuster and bring in a buddy who's really good with hydronics to give the boiler a GOOD once-over. Needs a startup service for next season anyway and I don't have a combustion analyzer (combustion analysis is mandatory for all low-input boilers). Worst case scenario I don't have to do the startup on it come fall, best case scenario might get a combi in here. The HWT's fine. One saving grace is that there is no ducting.

Crazy busy in this neck of the woods, as always.
Haven't seen Doug around much. Maybe Frankie Kidnapped him and is forcing him to watch American Football and Baseball to cure him of his hockey habit.
