the thing is, it wont keep other contractors out. just as my using a different kind of pex pipe in a system wont keep other plumbers out. it will delay them, and deter some, but others will eventually arrive.

Good reason to make sure as a building owner or representative to own all the software, configuration tools, adapters, etc... Otherwise you could be locked into a single provider.

BCS comes to mind. They hold everything. Had to go on a no heat once for a town where BCS held all the controls. I had to start the boiler manually (yank all control wires) because they couldnt get a hold of anyone.

As primarily a trouble shooter for systems this is a common occurrence of my business. I know of one public building in my area that had the password changed the night before the original installing contractors maintenance contract changed hands to another company. For years the owners/operators of the building could not reset or control any part of their building past what was in place from day one.
I have a friend in Maryland who runs a large complex two years old at the time that had humidity/mold problems. New contractor came in, told them they had the lower form of DDC controls & his controls - that he represented - would fix all those problems.....for $125,000. Two year old systems was torn out & he installed his new one. He set system up to run propane fired boiler & Direct Drive chillers at the same time to control humidity.
Friends energy costs went through the roof & motors started breaking down. Last I talked to him they were considering going bankrupt because of the position this contractor put them in.
All they needed was a self contained dehumidification system.
I could give you one example after another. I could show you pictures, if I still have them, of perfectly installed equipment that was ruined by misapplication of individual contractors control systems.
It still has not improved from what I experience. BTW, I got a call from a large church that wants me to rebuild their pneumatic control systems to avoid these problems that they are also aware of...wise people. Can't wait to do it.

At the end of the day the customer has the decision to make.
Just because you do maintenance somewhere , doesn't mean you will get repairs & vice-versa.
Depending on value of mechanicals...
