    Service contracts

    Do any of you guys out there that do mainly service offer service contracts? I have thought about expanding in that direction. Any thoughts, tips or info would be greatly appreciated.

    We thought about it but decided the word "contract" was not a good choice. We just call it a service "agreement". Basically we agree we can do it in the off season, and give a price. We just call all the places in the spring and book dates. No signing or anything. Contracts can make people nervous. In our area we don't see any problems with being ripped off. This year we did 3 buildings from the same owner over 100 units. Did it over 3 weeks and it went pretty well. Just have to make sure the building managers give all the tenants proper notice and get you keys.
