    I vote for non-condensibles in the refrigerant... as in air mixed with the R-22. Only solution is as noted in post #22 above.

    And as noted... a lot of $$$ for an old unit. Best value for the owner is a new system... even though it is a rental. If they are family... talk them into a family deal.
