That's WHY state building codes MUST REGULATE with increasing the energy efficiency rules.
Duct and building leakage testing should be STANDARD Everywhere AND
a requirement for Certificate of Occupancy.
Any building code inspector not enforcing rule ought to have a personal fine of $5,000.

I guess you probably have t-stat set to 72'F in the summer
in support of
your local utility.
I would love to get at least to 77 in summer but the unit works almost all the time and it does not go less than 78.
