I would suggest replacing it on a newly bought house and get it over with, BUT- clean it, check it out, hook it up and let it run a year or more if they like and don't have the money right now.
I enclose the coil cabinet and add an April Air filter on top of those intertherms.

Luckily they have not bought the house yet. Its a double wide in the country. Needs sheetrock throughout. Told them to offer half what they are asking cuz that is what it would take to make right, maybe...
