    What do you HVAC pros consider a residental PM to consist of ?

    Filters , certainly , but home owners can do that , if they will ?

    Inspection of the condition of ducts ?

    Check for oily spots that might indicate leaks ?

    Inspection of the condensor for stopped up air passages at the coils ?

    Do you do the same for the A-Coil , on the furnace ?

    Do fan motors have a place to oil them , any more ?

    Check temperatures to verify system performance ?

    IR scan of the electrical ?

    Depends on application, type of maintenance, a thorough going thru or just a get in the door check, a comprehensive maintenance agreement a prepaid agreement, a freebee, a customer calls and says there's nothing wrong with it can you do a 39 dollar check and you show up and there's no Freon in the unit.

    I can't help myself; I have to know if the system was designed right & how well it is delivering its Rated Btuh to/from the conditioned areas; so my PM is more involved in preventing future costly problems & reducing present energy costs. Can't resist; can't help myself...
