Commercial Walk In Freezer - PMs

I had a walk in freezer last week that 'the entire fan and fan motor freezed up' - what causes this and what can I do in the future to prevent this? My repair bill was $$$$.

Also, Im a big believer in PMs(preventive maintenance) and would like to know from the Pros their recommendations as to what really needs done to help prolong kitchen equipment.

    thank you .

Froze up with ice or the bearings in the motor failed??

Typically in our pm I will:
    Clean condenser
Check defrost heaters, drain heaters, and terminators
Check door heaters, gaskets, door closures, and other hardware
    Check fan motor bearings
    Check contactor
    Check refrigerant charge
Replace any torn curtains in the entry way behind the door and get after any of the staff that prop the door open or tie them up....
And anything else I see that sticks out that needs to get handled....
