    Best of luck with your situation. One of our family had a similar sounding problem with always feeling too hot, and it turned out to be related to the combination of medications, and when those were changed the problem went away.

    A residential contractor may be able to help you, but commercial guys get these sorts of requirements all the time and have a wider array of equipment to work from. My guess is that you need somebody that has a foot in both worlds.

    I think that to meet your objectives without a major outlay of cash every month, you need some excellent insulation. Say for example a igloo type room with a good barrier at the doorway, otherwise you wiil spend too much monthly. You will need makeup air probably for that sized room.
