Have you thought about calling "Evergreen" the factory about this? I would bet they will send someone out to check it. They will get to the bottom of your issues.

We have fans in our Bathroom, but I think that is to add heat -- Let me double check with the sponsor's engineer.
Sponsor signed into 20K contract with Evergreen instead of replacing out the units that were not working in the Living room and Master bed. Evergreen has replaced units (most with refurbished-- I don't think they make these units anymore), replace parts on units, Cleaned them... I cannot say that I have much good to say about that company or the unit. They are mildly responsive at best.. My pressure has probably raised a bit as I write about Evergreen...

When you talked to them did you mention the "class action law suit" ? It works wonders sometimes. Just sayin.

We are working with an attorney to understand our options. Here is what I have gleaned so far:
1 - We have more than enough BTUs for the Square footage indicated
2 - Potential for this to be a Insulation issue. We don't need 40 degree difference for an infrared test.
3 - Verify insulation, possibly by having a blower door test/ engineer audit while infrared is being taken
4 - Explore ways of keeping the sun off the building window
5 - Test units by leaving AC at reasonable temps when no-one is in the space as opposed to "spot comfort" use which is taxing on the AC units
6 - Possible that we have good thermal barrier, but a poor vapor barrier; therefore, the units are struggling to remove humidity.
I still have video posted by SandShark to look at. I will do that today. If you have any other advice/comments, let me know!

Find out what the components are in that wall. Steel studs? A detailed description of what the wall is made of would be of great help. Quit talking lawsuit on this forum, or the thread will be shut down. This site doesn't help or get involved with peoples lawsuits.

I assume your comment on lawsuit wasn't meant for me. We have an attorney who is also an engineer-- given that most of these items are new to the owners. The attorney is focused on helping us negotiate the best terms we can with the Sponsor-- who is much more adept at these conversations.
I will look through the offering plan to see of I can find out what the walls are made of.

I think that comment was meant for you. The intent of this section of the forum it to help inform homeowners, not win lawsuits or get involved in litigation in anyway. While sadly, it's part of the process to correct the situation in you case, you have to understand that the forum cannot get involved. Quite honestly, it's in your best interest not ot discuss any ongoing legal matters. Bottom line, there ultimately could be a innocent HVAC contractor or vendor caught in the middle and the forum must remain neutral and can't take sides or further supprot a particular side.
Make sense? A moderator can clarify further.

Hi Dale
I too am on the Board of my brand new NYC Condo who unfortunately used Evergreen PTAC units that are a major headache. Sound similar we have a lawyer and an engineer checking out all things sponsor related........
My question is......have you found another service company willing to come and do the work on the units?

Thanks to everyone who responded on this thread. I don't have a resolution yet, but I am a bit smarter about the problems that we have and can make more informed decision. I appreciated hearing your opinions.
