Buyer hires home inspector. I get report it is SAD. Nothing major but easy to tell he is an incompetent bozo. He said could not check HVAC since the temperature was 100 degrees (house was 60 degrees). I refuted all electrical claims. Bottom line I spent 28 dollars and two or three hours doing the stuff this so called expert said to do. He missed the mark really bad and I know he is a clown.


But and here it comes. The buyer's realtor ordered a radon test for basement. Basement is unfinished w/crawl space and air handler is down there too. Basement door/windows have not been opened in months.

NON EPA certified home inspector (same one from above rant) plugged in a little black box it and ran it for a week. He placed the tested on top of my PVC solar pool blanket (could that make it fail?) Report came back 2x over EPA safe limits. I called my realtor and said why did the buyer's realtor order the test? He said she is a NUT case. He said he never orders one ever unless buyer said to do it.

I called the buyer's agent hand and told her the EPA said the basement should be aired out for 48 hours before the test. Also it should be checked for two days. Retest in now in progress.


So I now wonder if I am being scammed by the buyer's realtor and the home inspector. You know like price reduction or better yet wondering if she will say she has a friend in the radon remediation business. Of course I do not have to do anything or even sell it to her customers or tell them it is as is.

If it does fail I am going to test with EPA approved canisters from Home Depot. Then maybe an expert.


I am as afraid radon is the next big gimmick.

Does anyone have any knowledge on radon in general? I know what causes it and there are several way to remedy it. But holy mackrel the cost may be staggering.

Also do you think I am being scammed?
