It's my understanding as well- ball bearings are preferred for motors run at low speed - due to the sleave's lubrication issues.
But that's not the full issue here. These are not 'inverter / VFD...

I have one building where the supplies are conditioned air (from the hallway IIRC) drawn in only by the exhaust. Ironically (due to the 'returns/ceiling being 'hotter in the winter effect'- the rest...
