I've been taking care of 16 Manitowoc's machines for a while now, there all J-Models which was bought in 1995.

When a person spends thousands of dollars on their units I say spend a few bucks a month and change the filter especially if you live in a dusty environment.
Great habit to get into, if you forgot...

If you don't know anything about your units then do yourself a favor and call out someone who does, it could save you money in the long run.
I've seen people ruin there units because they didn't...

If you haven't checked the filter on the inside unit then do it, how long has it been since you changed the filter being you should change it every 30 days ?

Is the coils on the outside unit clean or is it just plugged up with dirt? When was the last time the was serviced?

I brought up the dirty coils due to the landscaping issue, is the environment...

Here in Louisiana where I live my unit runs for about 30-60 minutes and shuts down only for about 15 minutes .
Is the filthy clean?, also when was the blower wheel, evap. coils and outside unit...

Tell the renter that if the filter isn't changed and a tech has to come out because the coils are filty again that he/she will pay the repair bill.

Have some one install a kick start, it may kick start the compressor, but before doing that make sure as said to check on the txv and the wiring.

The outside chiller is air-cooled, the first problem I noticed with the new chiller was dead grass on the coils,
the yard man sprayed Roundup to kill the grass, well as the grass dies it get's...

You deserve more Mike, I would ask because there might be a chance they will give you a raise but only if you go to them and ask.

My brother-in-law is a Trane dealer, he went to the company where they make them , both are the same,just look different is all, it's Trane that is a little more than American Standard, not the other...

Could be a bad contactor, have a tech go out to inspect the unit.

Well you can have a tech clean the inside coil and also have him/her clean your blower motor wheel if needed. NO, you don't have to buy a Trane inside unit, but it does have to match up with your...
