When a person spends thousands of dollars on their units I say spend a few bucks a month and change the filter especially if you live in a dusty environment.
Great habit to get into, if you forgot...

If you don't know anything about your units then do yourself a favor and call out someone who does, it could save you money in the long run.

If you haven't checked the filter on the inside unit then do it, how long has it been since you changed the filter being you should change it every 30 days ?

Is the coils on the outside unit clean or is it just plugged up with dirt? When was the last time the was serviced?

Here in Louisiana where I live my unit runs for about 30-60 minutes and shuts down only for about 15 minutes .

Tell the renter that if the filter isn't changed and a tech has to come out because the coils are filty again that he/she will pay the repair bill.
