OK everybody you're ready. We figured it out. There's a huge steam leak in the basement underneath this walk in. This is a large walk-in. 6' x 6' square on the floor is about 110° continuously.

I took a factory class on these several years ago . never seen one till...
Found that the alarm was over 6 months old . the time and date in the machine are correct.
I tripped some alarms on purpose by unplugging transducers when the chiller was off.

I am wondering if this is a screw machine .
A flooded start or floodig back continously would also cool off the crankcase .
I suggest you log out the chiller entirely at startup and log readings continuously until it trips .
