Think the deal is with the IAQ you only need three wires to thermostat to operate everything. So you don't have to try and run new stat wire. Most digital stats for heat and cool require 4 wires ....

I would make sure green board was installed instead of drywall. It's made for moist enviroments. Also putting a grill hi and low on the door for air circulation.
