Here is what I used. I don't have to worry about it shorting or grounding anything out when you set the pot down. This stuff is pretty durable once it's dry.

Buy a mini split for the office and your done. Sounds crazy to add zoning for one office. Probably would be less money to install the ductless considering the labor.
