There are products on the market designed specifically for guest room control. THe company I work with have supplied a number of large projects with room control options utilizing BACnet or Lontalk....

If you are already familiar with the Johnson line of controls, you should really look into their TEC line of controllers. They appear to be marketed under the nex Facility explorer brand.
