Where the heck are you suppose to put all the worthless crap that you have collected over the years if you don't have a dam basement. When the FEMA crap went to congress a Vermont Senator probably voted for it. You really don`t have a option. The bank will not finace it and the permit office will not pass it without meeting FEMA standards.
The dam basement remark made me think about something. A couple of years ago, I took a tour at the Hoover Dam. The guide promptly told us to get on the dam elevator. He said I am the dam guide for this dam tour. And that is all the dam humor I have. I do some work for the Corps of Engineers. A couple of the dams here to have basements. So if you want a dam basement I guess you will have to build a dam.
We have barns and storage buildings for that.

Originally posted by rich pickering You folks really need to learn how to build basements Most of the time around here you can dig 3 or 4 shovels down and the hole will start filling up with water. Basements really are not a option. If you drain a swimming pool at the wrong moon phase or other conditions are right, the pool will come out of the ground. FEMA REGS will not even let you put your first flood below the flood plain which sometimes can be 8 feet above ground. I rarely hear a week end radio home improvement show and not here someone calling in with a basement that does not have a water intrusion problem.
add some wheels and sell it too someone who cares !!!
Can't build basements very easily. Water table is too high. Ground water has a nasty habit of seeping in. Humidity is also too high. Bad mold problems in basements that are not conditioned.

You are correct. But, if I had been the second company, I would have replaced the compressor and redone the duct. Mechanical code here required that the duct be brought up to code with the installation of the new package unit.
Originally posted by tomjr Here is the bad part. The Carrier compressor was still in warranty! [/B] I bet it's not. Read the disclaimer in the warranty that says something about "misapplied equipment". That doesn't mean that Carrier won't cover it... just that they don't have to. Especially if they know all of the facts.
Saturday I went to inspect an install. A lawyer called and requested it. The heat load I ran said 35,000 btu. A 5 ton is installed in this mans home. Here are 3 pictures. The whole install looks like this. This one you can't see that well. They cut 2 main span beams on the house. Not just notched. Cut completely into. They also knocked 1 block pier out of the way for some duct. This wasn't done by a licensed contractor! What's worse this. The compressor in the original heat pump went bad. From what the man was telling me, the terminal seal blew. Another company sold him a new package heat pump and installed it on this duct. Here is the bad part. The Carrier compressor was still in warranty! [Edited by Boss on 12-28-2003 at 10:07 PM]
