I did not imagine I would have to become an HVAC expert to decifer the different contractor recommendations. I am in Queens County, NYC.

I have a two family semi attached w/full basement (unfinished now). Interior is 20X40 ft. and it basically made up of 4 squares each floor. I did make the back 2 rooms on the ground floor one big room (no bearing wall there). It will be a one family when done. Bedrooms and laundry upstairs; living downstairs- convert cellar to living are also.

I did settle on a variable speed either Trane or Lennox, likely about 100K BTU. Kids of 4 yrs and under are slight of Asthma so I will get the appropriate air cleaner and humidifier.

I am doing some moving of walls and stairs and opening the basement (trunklines go right down the middle but now I want to open that up and move to the side).

Finally advice request- I am more concerned with heat and air quality- we rarely run the ac (wife is from Philippines- she controls everything plus the thermostat).

Can I stick to single supply for Heat and AC all low and make the returns high???

I did some reading and this seems to best solution when there are strict limitations that I have (not enough options in the cellar).

thanks- and if there a good but reasonable HVAC provider you can call 917 769 1903 but I am ready to comitt this week.

I got hold to 2 pretty good companies- Numbers 5 and 6.

Lucky me both are good and make clear sense of what is acceptable and having to work within the limitations of my particular requirements.

thanks though- I was hoping for answers.... no matter now.

Asthma:

Keep the humidity < 55% year round, might want to rethink using cooling,or a separate dehumidifier .Look for controls similar to Infinity to controll dehumidification in cooling.

MERV 12 > for a filter.

Bring in Fresh Air to dilute VOC's that come from all kinds of things in your home.

Think about a UVC light over the cooling coil,to kill stuff that grows there

Check out the Carrier Infinity "Air Purifier"Traps and "Kills" bacteria, virus, mold ,etc..New to the market may not be available in your area yet.

If your filter doesn't have the "Kill" feature,be careful not to reintroduce trapped particules into the home or air stream/ducts,when cleaning or changing it.
