How many contractors out there warranty their PM contracts? What i mean is this. Say you do a PM for a customer 4 times a year(belts,filters etc.).You go and change belts and filters and do all the regular maintenance on his units. Two weeks later he calls and says he hears belt squealing. You go and readjust belt(they do stretch) and try to charge him for it. He wont pay! We are now revising our PM contracts to read "no implied warranty on maintenance items filters or belts)We also do not include powerwashing condensers,evaporators or blowers.How many times have you powerwashed a condenser perfectly clean and get a call week later and tree fluff has plugged it and customer wont pay for a rewash?

You have to be flexible with your warranty policy for PM customers... IMO, you will not get rich doing them, and they can be a real time sucker, but that's the downside... the upside, and the real reason you do them, is to get that call when there IS money to be made at the property.

Replace it man. What are you paying for belts 5 or 6 bucks? Make him happy on the little stuff then he wont be as inclined to whine about the big stuff that goes wrong.
