View Full Version : 3-story townhome, 1 AC unit, inadequate?

hi all, i live in dallas, tx and am searching for a townhome for two people. a place we are currently looking at is really perfect except for a few things, one of those being that there is only one hvac unit.

the bottom floor is a 2-car garage, the 2nd floor is a kitchen/living/dining area, and the upstairs has 2 bedrooms/bathrooms. total square footage is 1,700 (not including the garage).

for those of you not familiar with dallas weather, it has wild swings. typically the months of december-march can vary from 60 degree average days to 30 degree average days. june-september you consistently see 90+ degree weather, usually with the entire month of august being 105+ degrees.

this particular townhome is new (5 years) and faces west. i sense the upstairs will be very hot during the summers, and i have a few concerns:

1. is one AC unit enough to power the upstairs area comfortably plus the downstairs living area as well?
2. the temperature management across the 2nd and 3rd floors, in the summer will it be hot upstairs but cold downstairs, etc?

i don't know anything about the particular hvac unit in the townhome, but do know it was just recently replaced. but i just wanted to get a general idea of what experts' answers would be to the questions i asked. thanks a lot for any help. also i am going to look at the place again tomorrow, i can easily look at the unit if you guys think it would be helpful to know what the make and model is.

It is pretty rare to get even temps on all 3 floors of a townhome (or any home) with one system. WELL DONE zoning can help but hard to retrofit this. Usual complaint will be hot 3rd floor in the summer and cold 1st floor in the winter. The summer is harder to correct. Couple strips of baseboard can handle the winter needs.

It is pretty rare to get even temps on all 3 floors of a townhome (or any home) with one system. WELL DONE zoning can help but hard to retrofit this. Usual complaint will be hot 3rd floor in the summer and cold 1st floor in the winter. The summer is harder to correct. Couple strips of baseboard can handle the winter needs.

what do you mean with the couple of strips of baseboard exactly?

since the first floor is a garage, that's not really a big deal. the 2nd and 3rd floor are the biggest concerns. i agree with you and i hate that the contractors only put one system in for such a large place.

i read through a search earlier that leaving the fan on the system (instead of auto) will help correct heating needs in the winter; will it do the same for the summer?
