What a fool. He forgot those two big holes on the top. All kinds of rain is going to get in there. The sad truth is the customer probably paid for this, including sealing the outdoor section, only for the next guy to come along and have to cut all the sealant to get into the unit.

Because they just don't make those roof top units to sit outside!!

Nice........... Also notice the roof repair where the panel corner probably punctured it.

I don't know when their sticker is from. We took over this customer a couple months back, and the space has been occupied by a few different store chains.

thats a to common of a sight. usually i am asked after i am done with the repair.."did u seal it back up?"

These units had real cheap blower panels and return/coil/filter access panels.When the air flow would get restricted from dirty filters and coil or the Tech would amp up the motor due to poor air flow the blower would suck water in around them when it rained. That does not explain the caulking on the compressor access panels.

It's a real nice touch that he covered all the screw heads but missed the power disconnect box. And, he probably left the "big holes" on top for the overflow, in case the water got too deep inside.

Yep. The guy sealed all the other holes and seems in the outdoor section, which really does no good for anything since the condenser fan openings are still letting water in. He should have screwed some sheet metal over them and sealed it too.

......That does not explain the caulking on the compressor access panels.
We see a lot of these units in Florida. Hey probably thought the water intrusion was from the panel but, the entire side of the evap coil extends through the bulkhead and into the compressor/condenser coil compartment. It sweats and causes a rust/ leak spot where the bulkhead wall and compressor compartment base come together. Trust me when I say NO amount of sealant, epoxy, or foam stops it. We have pulled compressors and laid down new metal base then insulated exposed tube sheet. Time consuming for a basic design flaw.
