Hello,

can some of you experts provide some quick advice, especially if you've installed a building automation system with remote monitoring and then did some type of validation testing to be sure the end-to-end system was functioning properly?

I will be helping to validate that a remote monitoring setup across lots of facilities was installed and configured correctly. The units are mostly Tranes and Lieberts. The monitoring system is web based. In some sites, we have had lots of funny stuff going on with alarms that appear to be false alarms. So, we have to go back and do as methodical a check as possible (what I wish had been documented as part of turn-on).

I am not an expert on HVAC but more focused on the management of the overall project. We're going to be meeting with the maintenance contractors very soon and I want to have some ideas about what to ask or push for.

Any suggestions from you experts are appreciated. In short, I am looking for tips on things we could safely have the maintenance contractors help us with to validate that the original monitoring system technician correctly set up all electrical and mechnical connections, and that he configured the software correctly so that the proper alarms are received in the monitoring center with the proper messages.

Reportedly, the monitoring points (with associated setpoints and threholds) for these A/C units are:

COOLING
DEHIMIDIFIER SIDE
HUMIDIFYING
DEHUMIDIFYING
TEMP
HUMIDITY
CAPACITY
STAGES
HIGH HEAD #1
LOSS OF AIR
LIQUID DETECTED
CHANGE FILTERS
HIGH TEMP
LOW TEMP
HIGH HUMIDITY
LOW HUMIDITY
LOCAL ALARM
TEMP SPT
TEMP TOL
HUMIDITY SPT
HUMIDITY TOL
COMMUNCIATIONS

Again, any suggestions are appreciated.

Sounds like you are looking for a Commissioning report.

You could hire third party Commissioning Agent to work with you and the maintenance contractor. The maintenance contractor not be willing to due this but it could benefit him as well.
All parties involed would sign off that the sequences, alarms, whatever where acceptable and/or which items needed to be corrected.

http://www.nebb.org or your Mechanical Engineer maybe able to give you Commissioning Agent references
