Just wondered if any of you guys have ever run in to this?? I have a bulding that is approx 5 years old. Just got contract and found machine oil covering the evap, fan, and heat exchanger so bad it will set the fire alarm off if run in heat. Cant use evap cleaner or condensor cleaner because it runs down the return duct work over million dollar machines. The units are carrier mod 48dj and the coils are slanted toward return. Tried steam unit but it wont keep up. Too small and takes forever. Thought about craining unit up and over and cleaning the hell out of them but the expence is too hi. What I need is a cleaner you dont have to rinse and removes grease and oil. Any ideas??

I have found that Apprentices work best for cleaning things like that!

nublast made by calgon. it is sold in all warehouses. it works great. they have evap, and cond,. it disolves grease, dirt,hair. it works great. and does not have to be rinsed.

I have similar issues with clothing stores. We use Triple D cleaner. The secret to cleaning the coil is to remove the economizer panel so the end is 100% open. Now all you need is a tarp or sheet metal to slant from the coil down to the rooftop. If your really worried have a 2nd guy with a shop vac.

I find the best thing to do is sub it out to a duct cleaning company and hold them liable for damage.

we have used "gunk engine cleaner" in the past you can purchase it in 5 gallon buckets it works real well but can create some smell problems.

This is the way to do it, have done same with different cleaner.
teckster Where are the filters on this unit, did they install them right before evaporator in Carrier or have they tried filtering down at main return opening in building. What kind of filters?

thx guys but nothing works that I have found. However I am able to jack units up and put a drain pan under them to catch the water. By the way filters are in correct spot but they need grease screens installed in the returns.

try tri sodium phosphate if you can find it. apply with hand sprayer after mixing with water. if water drippage is a problem block off return with sheet metal and keep a wet dry vac handy

foaminator.will clean it but it needs to be rinsed throughly

You will probably have to have the facility put the fire alarm on test and run the unit until it burns the oil off and that should take care of it.

IF YOU CAN PULL OUT EVAPORATOR COIL BLAST WITH
COIL CLEANER AND THEN POWER WASH, DONE IT 5 TIMES
TAKES SOME TIME BUT WORKS FOR ME.AND NO WATER LEAKS
FOR CUSTOMER TO COMPLAIN ABOUT LATER.AS FOR HEAT
EXCHANGER OIL SHOULD BURN OFF ON FIRST START UP
OR OPEN HEAT EXCHANGER DOOR AND PLACE DOOR OVER
SUPPLY DUCT AND RUN HEAT WHEN SMOKE STOPS YOU ARE
GOOD.
