Hello. I just moved into a new house with my wife. It's our first purchase. The first day I noticed a LARGE puddle of water under the air handler in the storage room. I have a heat pump, and said air handler is vertical w/ the fan over the coil. I cleaned ductwork for several years, but I am NO HVAC expert.

That being said, I have cleaned the PVC drain line....it's short, and goes to a condensate pump. I have verified that the pump works properly. I have cleaned out the pan, which was pretty gunky. Problem solved, or so I thought....

I'm still getting small amounts of water on the floor, and the frame on the my filter is soaked. What gives?

When doing my cleaning I did notice that the hole going into the drain on the inside of the pan is pretty small, but it's def/ draining.

I'm frustrated. Help me please?

Is it possible that this is an old unit with a leaking pan?

House is only 3 years old. It's really weird, it's not a constant dripping, and there was no water @ for a week all save for a few small condensation drips after I cleaned the drain line.

Thanks for replying.

Is the suction line from the unit properly insulated? (the larger of the two copper lines)

Yes it is.

Occasionally I see some of the copper tubes on the front of the Evaporator coil that will drip condensate that misses the pan.

Have you ever seen it actually drip? You mentioned that the problem is intermittent...does it occur mostly at a particular time of day? I assume that you haven't seen it drip, since you just mentioned seeing a puddle, not actual drippage.

is there a p trap on the drain line

I've seen the same things many times and it's related to the fact that some bozo didn't trap the line. When the blower goes on during a call for cool, if the lines not trapped, it will suck air back into the unit. This will cause the water to actually pull away from the trap enterence. The air vortex causes basically no drainage from the pan drain outlet. This will cause the pan to spill and cause the same types of puddles your talking about.
