I moved into a new home last June, builders production home. The home is 3 stories above grade plus a basement. All the equipment is Carrier except where noted below.

There have been numerous issues regarding the HVAC both pre and post move-in. Zone 1, in the basement, for heat and cool has been the most reliable since we moved in. Zone 2 and 3 are, in an attic closet on the third floor, have had numerous issues with both heat and cool. I suspect there is a long line issue with these zones. Lastly, the humidifiers cut off humidifying at about 36%. The humidistats are connected to the returns.

Zone 3- attic 900 sqft
Furnace - 58MCB040-1-08
A/C - 24APA518
Coil - CNPVP2417ATA
No humidifier
Filter - Honeywell F100

Zone 2 second floor - (bedrooms) 3100 sqft
Furnace - 58MXB080-F-1-20
A/C - 24APA542
Coil - CNPVP4221ATAABAA
Humidifier - Aprilaire 400
Filter - Honeywell F100

Zone 1 first floor (2550 sqft) and basement (2550 sqft total: 1100 finished) [Last furnace pic...11]
Furnace - 58MXB100-F-11120
A/C - 24APA560
Coil - CNPVP6024ATAABAA
Humidifier - Aprilaire 400
Filter - Honeywell F100

Thanks in advance.

That geographical location, stone work, brick, three zones, the sq footage of the house, the property may have cost over 600k. You would think the systems would have been installed better. Everyone's a builder around here.

In that third picture, your duct looks like its closed off.

Duct work looks a bit small on the first few pictures, nothing will work
correctly without the right amount of air flow.

I am not going to comment on the installation.

Looks like the tin tape bandit did that install. It amazes me every time I see this beautiful very expensive houses with crap for hvac systems. We've lost work from alot of contractors because we were too expensive. They just want cheap cheap cheap.

Here's a link to one where we dealt directly with the owner in regards to the HVAC.

Might be that the humidifier is not able to increase your RH above 36%. Or, if they installed the outdoor sensor. That the automatic control is limiting your RH to that.

While some of your heating and cooling problems are probably caused by your duct/distribution system. Some of it may also be caused by the homes construction. New homes are not always built as well as claimed by the builder.

Without some specifics on what issues you have been having. Not a lot can be said. Other then, it looks like things could have been done better. To make your air distribution work better.

ampulman and beenthere

pic number 1 is zone 2 furnace and coil. I am not sure what you are asking regarding about what's to the left. There are 3 supply lines, two round you can see. The third is square. You may see it partially in the pic 2.

The problems I have been having are as follows:

Zone 1 - Reliable equipment - Zone 1 the furnace was replaced. The initial furnace was too small. This site helped me in convincing the builder to follow up with the HVAC company regarding the size. They installed the same unit in Zone 1 and Zone 2.

Airflow distribution is not good.

Zone 2 - Neither the heat nor HVAC has been reliable. The current issue is a leak that the contractor is unable to find. Previously both TXV were replaced.

Additionally, there is no filter on one of the return lines. They want to reroute the return up and around the existing ductwork and furnaces within the supply closet so that it goes through the filter in pic 1.

Air distribution is not good.

Zone 3 - Cool not reliable. Not sure about heat since that area stays warm as long as Zone 2 is working. Both TXV were replaced, they added a return and supply, and lastly replaced the outdoor compressor last September 2008.

Regarding the humidifiers, they came with outdoor sensors but they were not installed. The HVAC company is currently re-evaluating the humidifiers. Clearly, the Zone 1 humidifier is too small.

At the suggestion of beenthere, I did get a load calc before I moved in.

This site has been helpful.
