How do you know that port 3 is 9600 baud? Did you try a port 3 dump?

What is a dump ?
port 3 is a modem string only when set to 9600

A port 3 dump will give you the sitebook password and some other info that might be useful. Try the following steps.
1) Connect a PC with VT100 to Port 3 of an N30.
2) Launch the VT100 with a baud rate of 57600 and settings of 8,N,1 and the port settings must be Xon/Xoff flow control.
3) Reset the N30 (cycle power on the N30 or depress the reset switch in the N30).
Within a few seconds, a screen will appear in the VT100. It only lasts for 10 seconds, and you will need to scroll up to view the results on the VT100 screen:
device = this will show the N30s device name
port baud rates = this will show ports 1, 2 and 3 baud rates
IP addr, mask router = this will show the IP address, mask address and router network address (network address for the N30)
BACnet port = this will show the BACnet IP port address for this N30
serial login = this is the sitebook's serial connection PPP login
serial password = this is the sitebook's serial connection password; this is the only place you will see the password .
I don't know if this is exactly what you need but it might help. Good luck.

Thanks but this will only work if the 3 port is set at 57600 baud, port 3 is set at 9600.
You can't see the dump unless it is set at 57600 baud.
I need to reset the n30, if I can.

The closest thing to a factory reset would require a connection between the N30 and project builder. Then you can just download it with an N30 default device and no other objects. Is there any way to contact the previous owners to get the password?

No I tried several times, the program is simple, if I could just reset the control.

The only other thing I would do is to buy a used N30 and replace the one there. I might have one at the shop if you're interested. Shoot me an email and we'll discuss.
