I'm a Home Inspector in Arizona, Inspecting a home that was built in 2002 by Built by Trend Homes, 2280 Square feet, 2 stories, Dual Glaze with Metal Frame, 2x4 walls and maybe R-38 in the Attic. I would say this subdivision was rapidly built and maybe not detailed orientated.
Builder installed 1 Lennox (10ACC-060-230-2), Air handler in the Attic, Gas Heat. I informed my customer that the 5 ton system may be undersized and I would recommend having a HVAC Contractor further evaluate the system.

Question:
I know this is close to the correct size but as a Home Inspector (a generals) I normal see two systems and most everything about this house was on on the lower end of the quality scale. My customer is in the US Air Force and stationed out of country, the Airmen and family are relocating here in a few months. The Realtor said that she would have her guy look at the system, but I feel more compelled on getting a pro HVAC opinion! The home is a Bank owned and the price is right.

I'm know the Gas heater keeping the home warm during the winter, but will the A/C system comfortably cool the house or will the unit continuously run from May to October. I was thinking of maybe a Ventless system, installed downstairs in the main living area, I seen 2 ton 16 seer installed for around $.

Your Advice would be greatly appreciated!

Buy it, and you can use it on any house you question the size of the system.

I'm a Home Inspector not a Contractor. I refer out to Contractors when there is something like this in question.
