View Full Version : Thermostat at 68. House at 75!

Apologies if a nonprofessional shouldn't be posting. Ignore this if I shouldn't be asking.

I have a boiler. Two years ago I finished my attic and installed a hot water baseboard heat system off of the boiler. It's worked fine. If I set the thermostat at 68 in the attic, it stayed at 68. If I set my thermostat downstairs at 68, it stayed at 68.

A few weeks ago the heat climbed past 68 even though the thermostat was set at 68. I have a service contract with PSE&G and they've come three times and given me three different answers but no solutions. They replaced the thermostat. They've checked the boiler itself.

If the heat in the attic is on, that is if the temp in that room is below the thermostat, the boiler will be on and will be pumping steam to my radiators downstairs. It didn't used to do that. The two zones seemed to function independently before and I could have whatever temperature I wanted in either zone.

PSE&G's latest suggestion is that the attic system needs to be purged of air and that will do the trick. But that doesn't make any sense to me because that room temperature is fine.

Any thoughts? I have the plumber coming back next week to check this thing out but that means I have another week of summer conditions on my second floor where I try to sleep.

Have them check the zone valves. Might be stuck open.

Is that something that I can check myself? Are they next to the boiler? They checked two small metal boxes near the boiler on several occasions. They didn't open anything else up. They did change a setting on some box that measured the temperature of the pipe that brings water to the attice from 180 degrees to 140 degrees. Then they changed it back to 150 degrees. The PSE&G guy said the return plastic tubing wasn't as hot as he thought it should be, hence his conclusion that they needed to bled of air. That was also the reason he gave for the boiler continuing to heat beyond the thermostat setting on the first floor.

I do not recommend doing anything yourself. If you lack confidence in your current service provider's abilities to rectify the situation, call another provider.

Not being able to inspect the system myself, I can only speculate what the situation is. (zone valves, mixing valve, air in radiant loop) ;)

I believe it's time you called another tech out.

I was hoping there would be an answer that involved duct tape and a swift bang with my fist. Just kidding. Thanks for taking the time to respond. I'll have a "second opinion" on Tuesday and will post the answer, if one if found.
