I have a water source hp that the compressor is condensating. The hp is above a drop ceiling and uses that air for its return, supplies a dining room on the other side of the wall. It is condensating so bad it ruined the drop ceiling below it.
When in the heating stage the pressure's are 90 & 320 psi, in the cooling mode they run 80 & 240 psi. In the cooling mode I'm getting temps of 59 discharge with 74 return.
Have not had a problem with this pump before this year. I seem to have good heat exchange, can feel difference in water in and out.

Any thoughts?

Just a thought- Have you looked at the txv bulb?

That machine has a very short run of suction line- I believe the bulb is mounted to the line right inside the compressor compartment.
Pull the insulation off, remove the bulb, sand the suction line and bulb, use the copper straps and tighten the bulb to the line. Pay attention to the correct position of the bulb to the suction line, then insulate VERY well, as the compressor compartment gets a bit warm.

Do not use wire ties to strap the bulb to the line. Weigh the charge in if you have doubts.

Take time to do it right-be thorough.
