I am looking at buying a new condo and it says it has hydroelectric heat. The unit is new construction building built in 1905 The seller has no info about the hearting can someone help me out a little bit? They say costs for electricity and heating run about 300 per month for all 12 months. Here is the link to the property.

Ask for copies of the bills and check to see what the rates are. Make sure you would be on your own meter.

I think for 900 square feet $300 per month is very high, but then again I don't know what your rates are. I have more than triple that square footage and didn't hit $300 once during the last winter. I will next when the rates go up. Is there any insulation in the joint? What about the windows? Low E, low E2, single pane?

in the amenities listed it says electric baseboard heat........:eek:


probably the most expensive heat there is depending on your electric rates.

$300 a month for that little place is WAY high.

It definatley does not have electric baseboards I have looked the the property and it has small hvac vents coming out the floors and ceiling. As far as bills and things like that.. I cant really get those because the property is so new and nobody is currently living in it. They say everything including the insulation and windows are energy efficient. Currently I have a 1200 sq ft apartment and I have electric baseboards and I didnt hit 100$ for electricity at all last winter.

These are the rates I am currently paying in the next town over..

I would have the same provider in this new condo.

I'm probably confused, then. If it's brand new essentially, how did they come up with the $300 per month figure? Your rates are more complex than mine. Just take what you paid last month in electric (trans. charges, customer charges, ..all of it) and divide it by KWH. That give you an effective electric rate. If you don't mind sharing, what is it? Mine works out to 9.4 cents per KWH

I paid 68 dollars last month. I guess I am just trying to figure out of the quote of 2-300 seems reasonable when it is supposed to be more efficient that just electric baseboards

The link you posted is to an old house. 50+ years old. Thats not new construction.

Cool. So, they have their own waterfall inside, to self generate their own power? That's nifty.

Maybe theres a central boiler for the hot water and this also provides a hot water coil
for your AC duct system to provide heat. This might be part of the condo common charges each month. I'd also look for a electric hot water heater in the unit. Maybe it's being used as the heating system also.

Maybe it's an electric furnace and the source of electricity is a hydro-electric power plant:rolleyes:

very helpful guys.. I thought that it juts ran on moon cycles..

it is actually 100+ yrs old but it has only been residential property since 2005 that is why I said New. It was totally gutted and rebuilt.
