I have a 3.5 ton horizontal Trane WSHP in my apartment, I recently replaced the blower motor which failed. Now it seems that the compressor is using a lot of electricity. It is possible that its been that way for a while but I had an electrician test the usage against the same unit in another apartment and my unit is pulling probably 30 to 40 percent more. I called the HVAC company that serviced the unit for the motor and they are recommending I replace everything with a Mr. Slim split system. I am thinking it might be better to keep the system for its efficientcy. Can anyone give me a recommendation? I am in NYC, are there any WSHP techs that want to work on the system? Please PM me if you can help. Thank You.

Your landlord doesn't cover these units in your lease?
They maintain the water loop temperture in both summer and winter. Most buildings I service the maintenance department checks them first making sure they have clean filters, the thermostat is turned on before calling in an outside contractor.
You should check with your landlord first to make sure that they are not having a loop water temperture issue on your floor for some reason. I'd also make sure it is clean. I don't understand why the other company is telling you to replace it. Is there an issue with the compressor? You may not even be allowed to have it replaced with that type of system. You can look up a Trane distributer and see who they recommend to service your equipment.

Sounds like a company that can not work on WSHP and they want to sell a mini split to cover for there lack of knowledge...

They seem to prefer to replace rather than service apparently because of the difficulty in accessing the unit. I have checked with building maintenance and they checked the filters and water pressure and that appears to be fine. Incoming water temp is over 80 degrees. The unit is maintained by the unit owner and not the building unfortunately. It seems that the compressor is drawing more power than normal. Does that indicate a compressor issue?

Is the air flow still spec with the new blower motor?

How far over 80 degrees?

Incoming water temperature is 82 degrees F constant. There is a thermometer on the incomining pipe.
I just got a electrical usage report from the power metering people, usage is showing the unit alone is peaking at 5500 watts. The unit cycled between 4000 and 5500 watts in a 5 minute test. This is a 3.5 Ton unit. Does this sound normal power usage wise.

Thanks, really wasnt doing the DIY. Been trying to call every resource you have given me and none of them want to come out. Most of the guys I called who work on this tell me its a commercial unit which they work on but they do not work in residential units. The other guys (2 other HVAC companies) offered quotes for complete replacements for other units, not trane. The 1st guy is still calling me and asking me about the Mr. Slim. Sounds like this is going nowhere so I am working getting the OK from building management to get the Mr. Slim mini split installed. I need their OK to put a compressor outside. This is going nowhere. Thanks to everyone who helped.

The building is suppling you with heat and you want to use a minisplit? Your going down the wrong street. If you really need a 3.5 ton unit you will never heat with a Mr. Slim, they only go up to 2 ton.

If the building you live in is a condo set up with many of those residential units the building itself may have simuliar units for the common areas. Have you asked the bldg maint people for a recommended company they deal with for their equipment. While it's a fact some, if not most of those type units are considered commercial equipment most commercial service companies don't want to deal with residential service. I would assume living in NYC you should easily find a residential service co. Good luck.

Has and body checked the pressures so the approach temperature could be determinded for the condenser water > Think maybe your strainer if installed is clogged or your condenser /heat exchanger needs to be cleaned chemically

I live in a condo building with 80 apartments and unfortunately Ive been the only one having issues. The super has been extremely helpful but the regular building HVAC person is not calling him back either. Apparently they do not want to work on this type of unit. My management company person told me today that he has someone who will come out and diagnose the issue but will also not do the service. Apparently he is a true engineer so I will schedule him to come in ASAP to get me an idea of what I am dealing with. Just really frustrating getting someone who is willing to attempt to fix this.
