View Full Version : Best systems for 3 story B&B in Houston?

We have a 3 story Bed and Breakfast in Houston, TX ( Hot and Humid with maybe 2 months of cold down to 38 degrees) Each floor has approximately 3000 square feet, so 9000 altogether. We currently have one 5 ton HVAC for most of the main floor which includes one guest bedroom. There is another 5 ton unit for the kitchen and dining room also on the main floor.
The 2nd level is a big landing and 5 guest bedrooms. Third level is sloped attic soon to be more guest bedrooms. The third 5 ton HVAC unit is for the second floor and third floors, and is located in the attic, if this matters.
Here is my problem, 1 & 2 :
1. The guests fight each other for the thermostat. One is overweight and hot in one room, another weighs 96 pounds and is freezing in another room. The problem doesn't seem to be that one room is hotter or cooler than the other, just that guests requirements differ, and guests change constantly, obviously. I would like individual thermostats in each guest room, but can't seem to find such a thing. If such a thing exists, how would doing that affect our utility bills and the comfort of other main rooms that are not bedrooms?
2. I would like to get a dehumidifier for the systems, attached to the ducts if possible, to make it whole-house. In your opinion, would this serve to make guests cooler in the summer and reduce our out-of-site utility bills?

Mitsubishi has a system call City-multi that is made especially for these kinds of situations. they are for schools, hotels, etc. each room has it's own thermostat and one room can be in heating and the next in cooling at the same time. Best of all it has a central control that you are in charge of to set the limits any one room can go to. I have installed 9 of these systems and haven't had but one single repair in almost 3 years. you can find more info at mrslim.com

Thermostats to each room is bad idea, with guest controling the unit up and down. You could however use Carrier Infinity systems and zone control the rooms with remote sensors.

The Infinity controller could be set-up and you can have as many 4 zones .
Also the Variable drive system provide a more even temperature than standard air handler or standard furnaces.;)

Check with local Factory Authorized Carrier Dealer in your area, for more information.:D
Houston would be a little far for us to drive from Fort Worth.:eek:
