Greetings all.
I am about to purchase a 1910 side hall colonial in Westchester NY (Mamaroneck). Currently there is no A/C. It has Gas/Steam radiator heat with a hot water spur to a single floor addition that was built in 1984. I am sure that there is no insulation in the main house (walls or attic) and the windows are either original or cheap vinyl. The front of the home faces NE. There are 13 windows upstairs and 19 windows on the 1st floor. The house is 2800 sqf. 2nd floor is 1150 sqf and the 1st floor is 1650 sqf of which 500 is the 27X17 addition
My plan is to do a lot of work before I move in. I plan to have all the walls insulated as well as the attic. I plan on replacing most of the windows with new Andersons (new construction).
So, now the questions;
I want to put in dual zones into the house. The contractor is recommending qty. 2 2.5 Ton American Standard 14 Seer Air Handler Mod. 4TEE3F31 and qty 2 2.5 Ton American Standard 14 Seer Condensing Unit Mod. 4A7A4030. Keep in mind I might add on 300sqf on the 2nd floor one day.
He is trying to talk me in to Hydro Air. Currently I have single zone heating. What would the cost benefit be by going from single zone steam to dual zone hydro air? He says I can modify the existing Weil-McLain (200k BTU and 79 AFUE) or just replace it.
I plan on being on the house for a long time. Is it worth going the hydro toute? Will there be a cost savings? Are there any options that are a MUST have (humidifier, air cleaner etc) BTW, I have a dog and twin 18 month old boys.
Thoughts? Opinions? quote below
