Actuator which controls R/A & O/A dampers is sitting at around 50% eventhough it's calling for 10%. Under service mode I call for 0% and it still sits at 50%. It may hunt around for a while but sticks at 50%.
Any ideas where my problem might be?

check for 24 VAC to the drive at all times (power on). on the actuator, check for the 0-10 VDC on the "+" and "-" terminals on the actuator. check on the actuator, not on the terminal strips. you need to find out what the drive thinks/sees compared to what the Human Interface (HI) thinks. if the HI is calling for 10 VDC and the actuator is receiving 10 VDC, but the dampers are not opening, you could have some mechanical binding. in which case, you need to remove the linkage and recheck.

start there. if you have more problems, you should be able to at least trace it back to the HI or some other electrical problem. if it is in the programming, we will need more info on your system set up, BAS type, etc.

check under device characteristics to see if someone changed the minimum actuator voltage, should be 2 vdc

You must disconnect the actuator and make sure the dampers are not stuck first. Then test drive the actuator motor and see if it works fine.
