Just a few of questions:

1) Which new brands of evaporator coils and condenser unit is it easiest for homeowners to clean?

2) Which brand air filtration system is better and easier to replace (buy at local store) for return air? One in the attic or just one in at the return air grill?

3) How do we as home owners know when there is a inapproriate matching of a outside condensing unit and a evaporator coil (tonnage) and blower fan in attic?

4) If we get a 5 ton 2 speed, at the lower speed, does it run (btu output) like a 4 ton? Please explain?

1)Not sure

2)Wouldn't think "brand" is a concern here but as a home owner I wouldn't want to get into the attic change a filter.

3)Manf. could tell you based on model numbers of equipment.

4)If you have a 2 stage condenser?Manf. could also tell you this but should be listed on data plate. Maybe closer to half capacity though.
Lowering the blower speed on your single stage condenser is going to give you problems

I would think a micro channel coil would be easier for the homeowner to clean without damaging it.

install a good media filter cabinet and you will never have to clean the evap coil.

as said before anything but Trane has an easy to wash condenser coil.

1. The easiest evap coil to clean is no evap coil. They're all a pain to clean and easy for the not-informed to damage.
The easiest condenser to clean is anything but a trane. Also easy for you to damage. Hire an HVAC contractor to do this and all the other maintenance required.

2. Media filter on the return air which you can change easily and frequently. My experience has shown return air grille filters always get forgotten about and don't work very well. Stay away from 3M's filters during A/C season

3. The only thing you as a homeowner is to check the model numbers for each part.

4. No.... Just.. No.
The explanation is long and drawn out. There is much company propaganda on the Internet which will offer you an appropriate explanation.

you are heading down the wrong road.

every brand has quirks, pluses and minuses.

I like working on different brands for different reasons. Many are personal preferences that others would disagree with. For example. I don't sell trane, but I think there condensers are fine for maintenance. Most Rheem's and Ruud's are easy for compressor changeouts, and condenser coil cleaning, but there is one type of rheem/ruud coil that I would stay away from. Also some of their evap coils are a bear. The same goes for some Lennox condensers.

There is NO WAY for you to sort this out from your kitchen table. Get the best contractor you can for the job and tell them what your priorities are and let them help you. Look for a contractor that solves problems with a calculator and good design, not a bigger hammer!!!
